I have called northern Virginia home for more than 36 of my 72 years. If not a Virginia native, I am very much a Virginian. For the past 19 years, my mission has been to help people realize their dreams through the sale or purchase of real estate and to assist them as their goals change through the various stages in their lives.

Whether your immediate goal is the sale of a home you have outgrown, a home filled with treasured memories prior to retirement, an inherited property, or an investment property, I will strive to make you feel as though you are a member of a larger real estate “family.” On a scale of 1 to 10, I want your experience working with me to be a 20. Because my business is built on referrals, I want to serve you in such a way that you will be delighted enough to refer your friends and family to me for years to come.

Thinking of selling a townhome? You will receive the same treatment I would provide to someone selling a multi-million dollar estate. Not only will a professional photographer help me showcase the property, we will create a floorplan, a virtual tour, and a short video walk-through. Aerial photographs will be taken of the home and surrounding neighborhood to highlight any community amenities. This material will be wrapped into a dedicated website, and featured on all major real estate portals, Facebook, LinkedIn and YouTube so as to provide maximum exposure for your property.

    Experience

Over the past 19 years, I have helped families prosper regardless of whether the housing market was balanced, putting a premium on negotiation, or skewed so as to provide disproportionate bargaining power to buyers or sellers. I’ve helped investors thrive when buying and flipping, as well as when buying and holding properties for rental. Through life’s most difficult transitions like probate, divorce, and downsizing, I have guided clients through the process, allowing them to get on to the next chapter.

    Expertise

The National Association of Realtors recognizes me as a Seller Representative Specialist, a Seniors Real Estate Specialist, a Certified International Property Specialist, a Real Estate Negotiating Expert, an Accredited Buyer’s Representative, a Military Relocation Professional, a Short Sale and Foreclosure Resource, and a Green Realtor.

Through the Residential Real Estate Council I have earned its Luxury Home, Divorce Specialist, Probate Specialist, and Residential Listing Certifications. I’m a Certified Investor Agent Specialist and a member of the Luxury Home Marketing Institute.

    Excellence

As someone who looks at the housing market through the lens of a trained statistician, I am in a unique position to assist sellers in setting their listing price and buyers in deciding an offer price. Those that have given me the privilege of listing their homes over the past 19 years have on average garnered 99.5% of the agreed upon list price, regardless of market conditions.

Are you thinking about moving to Northern Virginia? If you're going through a divorce and wondering what happens to your home, you're not alone. I’ve put together this video to give you a clear picture of here’s what the court really looks at Northern Virginia when it comes to dividing the marital home during a divorce. Unlike some states with community property rules, Northern Virginia uses equitable distribution, which means the court divides marital property fairly—but not necessarily equally. This can be confusing because it’s not just about splitting things down the middle. In Northern Virginia, the court carefully considers a lot of different factors. These include each spouse’s contributions to the home, how long the marriage lasted, and the unique needs and circumstances of both parties. There are also potential tax consequences that could influence the outcome. One of the biggest points I emphasize is the difference between marital property and separate property—knowing which is which can change everything in the division process. When it comes to the marital home, there are several common paths the court might take: selling the house and splitting the proceeds, one spouse buying out the other’s share, or even agreeing to a deferred sale where the home is sold later. Whatever the case, this process can get complicated fast. That’s why I always recommend working with an experienced attorney who knows the ins and outs of Northern Virginia’s divorce laws. If you’re thinking about moving to Northern Virginia be sure to give me a call, shoot me a text, send me an email, or schedule a Zoom call. I’d love to help you make a smooth move to Northern Virginia! ====== 00:00 - Intro to What Happens To Your Home In a Divorce?: Here’s What The Court Really Looks At Virginia 00:54 - Understanding Equitable Distribution in Northern Virginia 01:46 - Key Factors in Virginia's Equitable Distribution 01:52 - Contributions of Each Party 02:39 - Duration of the Marriage 03:14 - Age and Physical and Mental Condition of the Parties 03:57 - Circumstances and Reasons for the Dissolution of the Marriage 04:30 - Debts and Liabilities of the Parties 04:57 - Tax Consequences in Virginia 05:24 - Present and Future Earning Capacity of the Parties 05:46 - Contribution to the Education Training or Career of the Other Party 06:05 - Direct Non-Marital Contributions to Marital Property 06:47 - Your Home and Equitable Distribution 07:02 - Marital Vs Separation Property 08:48 - How the Court Will Decide What Happens to the Marital Home in Divorce 08:58 - Scenario 1 Sale of the Home 09:33 - Scenario 2 One Spouse Buys Out the Other 10:20 - Scenario 3 Deferred Sale 11:06 - Scenario 4 Continued Co-Ownership Less Common 12:07 - The Importance of Legal Counsel in Virginia 13:59 - Key Takeaways 15:15 - Wrap-Up to What Happens To Your Home In a Divorce?: Here’s What The Court Really Looks At Virginia ====== ⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️ 🤔Thinking of moving to Northern Virginia? 📱Call or Text us: 703-298-8421 📨Email: dwight@dwightmorrisrealtor.com 📅 Free Real Estate Consultation (Zoom Call): https://calendly.com/dwight-dwightmorrisrealtor ⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️ ▶Subscribe 👉 https://www.youtube.com/channel/UCXTpNY7bSy4gCWKtfpuNRzw If you want to know everything about eating, sleeping, working, playing, the good, and the bad of living in Northern Virginia, then subscribe ▶ and tap the bell🛎 for notifications so you can be the first to know about the current market in Northern Virginia.😁 We get calls and emails every day from people just like you, looking for help on making their move to Northern Virginia, and we absolutely love it.😍 Whether you are moving in 9 days or 90 days, give us a call☎, shoot us a text📝, or send us an email📨 so we can help you make a smooth move to Northern Virginia.🤠 ====== #northernvirginia #divorcehelp #homeownership #equitabledistribution #movingtonorthernvirginia #northernvirginiarealestate #novarealestate #probateprocess #lawyer #estateplanning

Are you thinking about moving to Northern Virginia? How To Protect Your Home From Medicaid Liens In Virginia is something every homeowner or soon-to-be homeowner in Virginia needs to know—especially if you’re planning for long-term care. I know this stuff can feel super overwhelming, but I’m here to break it down in a way that actually makes sense. If you or a loved one might need Medicaid to help with nursing home care down the line, you have to understand how Medicaid can place a lien on your home after death to recover costs. Your house is likely your biggest asset, and losing it to a Medicaid lien can be a heartbreaking and avoidable mistake. In this video, I’m sharing how to protect your home from Medicaid liens in Virginia by going over common strategies like gifting property, setting up a life estate, or putting your home in an irrevocable trust. But—these moves come with risks, especially if you don’t plan ahead. The 5-year look-back period is no joke, and one wrong move can cost you big time. I’ll also talk about avoiding these costly mistakes when it comes to things like long-term care insurance, the Virginia homestead exemption, and special rules that might protect a community spouse. This stuff is complicated, but with the right help, you can keep your home safe. Watch this before making any big decisions!
