Buying

Buying a home is not easy. It will be the biggest single purchase you will ever make, and as such, it requires thorough research and careful financial analysis. Among the easier decisions are the neighborhoods in which you want to live, the number of bedrooms and bathrooms required and the amount of land you want. However, there are additional things to consider when selecting your new home. As your Accredited Buyer’s Representative, I will guide you through the process from your initial search to the moment you are handed the keys at settlement.

Over the past 18 years, I’ve been able to develop relationships with top lending professionals who will help you select the right loan package for your circumstances. By working closely with expert home inspectors, title and escrow companies, I will give you the best service you could possibly have.

Prior to contacting me or any other realtor you should have your financing in order, which means you have contacted a lender, filled out the application, provided the lender with all the documents they need to make an initial decision, and obtained at the very least a “pre-approval” letter stating the amount you have been tentatively approved to borrow. Without that letter, I do not know what to show you and we are not in a position to make an offer on any home you like.

Ideally, you will have chosen a lender that has not only pre-approved you but has put the application through loan underwriting so that your loan is fully approved before we look at a single house. That will allow us to close on the house within two weeks, which is extremely important in a competitive market such as the one we are currently in. Both of the lenders I recommend are in a position to do just that.

Once the loan process is at least underway, we will progress through the following steps:

  • Identify houses you are interested in seeing and set up showings until we find the home you want to pursue;
  • Write and submit offers until one is accepted (in this highly competitive market, you may not succeed with the first house);
  • Negotiate the final terms of a contract acceptable to both you and the seller;
  • Satisfy and remove any contingencies in the contract; and
  • Settle on your new home.
