Selling your home is all about knowing the local housing market, and I have been helping sellers in Fairfax, Prince William, Loudoun, and Fauquier counties for 18 years. During that time I have sold houses in both buyer’s markets and sellers’ markets, where one side held all or most of the bargaining power. I have assisted sellers through more balanced markets where negotiation skills are at a premium. Recognized by the National Association of Realtors as a Real Estate Negotiation Expert (RENE), my constant preoccupation is to get you the best possible deal regardless of market conditions.

There are essentially four stages to selling your home:

    • Schedule an appointment
    • Discuss the best strategy for selling in the current market
    • Review property evaluation and the market analysis
    • Establish the sales price
    • Execute the listing agreement
  • Prep for Market
    • Engage a professional photographer for interior, exterior, and aerial photographs; floor plan; virtual tour; and dedicated website
    • Create listing and submit it to the Multiple Listing Service (MLS)
    • Install yard sign
    • Deliver property brochure
    • Start email and advertising campaigns
  • Active on Market
    • Begin showings
    • Maintain curb appeal
    • Keep home ready to show at all times
    • Share potential buyer feedback
    • Hold open house
  • Offer and Closing
    • Receive offer(s)
    • Negotiate offer(s)
    • Accept an offer
    • Negotiate inspection contingency and appraisal removal items
    • Participate in closing

Pricing your home correctly is perhaps the most important step in maximizing the final sales price. Price the home too high, and you will have limited showings and even fewer offers. Getting the price right from the outset will enable us to take maximum advantage of the pool of potential buyers who are waiting for new listings to hit the market.

Once I’ve presented you with data on the current market conditions and a list price has been determined, we will decide whether any minor upgrades or staging are needed for your home. You might be surprised how attention to small details can improve the marketability of a home.

As a Seller Representative Specialist, my marketing plan is designed to provide the maximum possible exposure to both buyers and their agents. Since 95% of buyers begin their home search online, not by calling an agent, I focus my initial efforts on where the buyers are–on roughly ten web portals, including Zillow, Realtor.com, and Trulia.

I send a link to the home’s unique website to more than 500 active buyers who are currently shopping for homes on my website and call fellow realtors whom I have met and worked with over the past 18 years to speak with them about your home.
